Hardwood Floor Refinishing
Hardwood refinishing that starts by figuring out what your existing floor actually needs, not by assuming it needs to be replaced.
Hardwood floors can show decades of use and still have plenty of life left in them. Scratches, worn finish, fading, discoloration, and an outdated stain don’t necessarily mean the wood needs to be replaced.
Amazonia Floors provides professional hardwood floor refinishing throughout Baltimore County, Baltimore City, Harford County, and surrounding Maryland communities. Since 2007, we’ve helped homeowners restore existing hardwood through sanding, staining, repairs, and professional finishing.
Before recommending refinishing, we start by looking at the floor itself. We want to understand what’s causing the visible wear, whether there are damaged areas that need attention, and what the homeowner wants to change about the floor’s appearance.
Can Your Hardwood Floors Be Refinished?
One of the most important parts of refinishing happens before the sanding equipment ever comes into the house: determining what the existing floor actually needs.
A floor with surface scratches, worn finish, uneven color, or an older stain may be a good candidate for refinishing. If individual boards are damaged, we can also determine whether repairs should be completed before the rest of the floor is sanded and finished.
Not every flooring problem has the same solution. Our goal is to determine what can be restored before assuming an existing hardwood floor needs to be replaced.
Sanding Hardwood Floors
Sanding removes the existing finish and worn surface of the hardwood, creating a clean foundation for the stain and finish that follow.
The quality of the sanding becomes especially noticeable once stain is applied. Uneven areas, sanding marks, and inconsistencies in the surface can affect how the wood accepts color and how the finished floor looks in natural light.
Amazonia Floors focuses on creating a smooth, consistent surface across the room before moving on to staining and finishing. When hardwood continues through multiple rooms or into hallways, we also consider how those connected areas need to be handled so the finished floor looks consistent from one space to the next. Sanding creates dust, and we take steps to contain it and keep the rest of your home clean throughout the process.
Hardwood Repairs Before Refinishing
Refinishing can improve the surface of a floor, but sanding alone doesn’t correct every problem underneath it.
If we find damaged or missing boards, isolated areas of significant wear, or sections that have previously been repaired, we can evaluate those areas before refinishing begins and determine what should be addressed first.
Handling repairs before sanding and staining gives us a better opportunity to blend the repaired area into the surrounding hardwood as part of the overall refinishing project instead of treating it as a separate job afterward.
Choosing a Finish
Sheen. From matte to high gloss, sheen affects how visible everyday scuffs and dust are day to day. Lower sheens tend to hide wear better; higher sheens show more shine but also more marks between cleanings.
Finish type. Oil-based finishes tend to deepen the wood’s natural color and are a familiar choice in older homes, though they take longer to cure. Water-based finishes dry faster and stay clearer over time, which can matter for lighter stain colors.
We’ll talk through both against your household, your stain choice, and how much maintenance you want to take on.
